This property has a decades-long history of proper long-term forest management and has created the necessary network of roads, trails and log landing, making it easy to work at any time. All oil, gas and mineral rights are in-tact and will transfer to the buyer along with all timber rights. The property also adjoins NYS Forest land along the entire east boundary. A portion of the property is enrolled in the NYS Forest Tax Law 480-a program which provides a significant reduction in tax assessment in exchange for proper forest management administered by the landowner, a forestry consultant, and overseen by the NYS DEC. The property has been continuously enrolled since 2001 and FORECON, Inc. has been managing the timber. All of the improvement and/or herbicide work that was needed over time has been done. No other improvement work is currently required under the management plan.
